A 157-unit apartment complex in Sarasota's Rosemary District opened Thursday with 47 of its residences set aside at below-market rents.

Aspire on 10th, at 1313 10th St., held a ribbon-cutting attended by Sarasota city commissioners and developer Gregg Fusaro, a principal with CIG Communities. Twelve residents had already moved in by opening day, according to the Sarasota Herald-Tribune.

Income-restricted units under the Live Local Act

The below-market homes are offered under Florida's Live Local Act, which gives developers land-use benefits in exchange for workforce housing. They target households earning 80%, 100% or 120% of the area median income.

"It's an opportunity for families that otherwise might not be able to live in downtown Sarasota," Fusaro told WWSB ABC7.

Rents, floor plans and amenities

Market-rate rents start at $1,846 a month for a studio and top out at $5,316, an Apartments.com listing shows. Leases run seven to 18 months.

Floor plans range from 609-square-foot studios to three-bedroom units of up to 1,520 square feet. The complex includes a pool, a fitness center, pickleball courts, a dog park and a coffee bar.

Coastal Ridge manages the property.

Aspire on 10th is one of several residential projects arriving downtown. WWSB ABC7 reported that Lofts on Lemon II, a 100-unit building at 750 Cohen Way; the 226-unit mixed-use project at 1718 Main St.; and the two-tower Adagio Sarasota at 1500 State St. are all expected to open in late 2026.
