A restaurant and 26 apartments are proposed for the former Checkers site at 2101 Ringling Blvd. on the eastern edge of downtown Sarasota.

MRM Management LLC's revised plan received partial sign-off from the Sarasota Development Review Committee on Oct. 21, but the project remains under city review. It was the proposal's fourth review by the committee, according to the Sarasota Herald-Tribune's Oct. 26 report.

The seven-story proposal increased the apartment count from 22 to 26 and removed the earlier plan's attainable-housing component.

Plans include a 3,100-square-foot restaurant, 800 square feet of retail space, outdoor dining, a rooftop pool and a dog walk, according to Sarasota Magazine. The developer proposes using residential density from neighboring 2129 Ringling Blvd. rather than the city's attainable-housing density bonus.

Tony Harper's Pizza & Clam Shack was identified as the planned restaurant in a February 2025 report. However, the current application materials do not name commercial tenants, Sarasota Magazine reported. The restaurant's official website lists four New York locations, with Inlet and Raquette Lake operating only in summer.

The additional apartments trigger a traffic concurrency review that could require a traffic study. The developer also seeks adjustments to facade coverage, habitable space coverage and the required recess above the second story, Your Observer reported Oct. 23.

Partial committee sign-off does not constitute final approval. A construction start date and restaurant opening date have not been confirmed.
